Older Czech apartment buildings — particularly panel-built housing from the 1970s and 1980s — have plumbing systems that are now 40–50 years old. Even buildings that have undergone exterior renovation often retain original internal pipework. The result is a predictable set of recurring issues that many residents encounter at some point.

Understanding the difference between a repair that can be handled in an afternoon and one that requires a licensed instalatér (plumber) saves time, prevents water damage, and avoids unnecessary callout costs.

Before any plumbing work: Locate the main water isolation valve (šoupátko or uzavírací kohout) for your apartment. In most Czech flats, this is in the bathroom, under the kitchen sink, or in a building corridor cabinet. Know how to close it before starting any repair.

Dripping Tap

A tap that drips when closed is almost always caused by a worn washer or O-ring. The type of repair depends on the tap mechanism:

Traditional compression taps (older Czech apartments)

These taps use a rubber washer pressed against a brass seat. The washer hardens and deforms over time. Repair involves:

  1. Close the isolation valve for that tap or the apartment main valve
  2. Open the tap to release pressure and remaining water
  3. Remove the tap handle (usually a screw under the decorative cap)
  4. Unscrew the packing nut with an adjustable spanner
  5. Remove the spindle — the rubber washer is at the bottom, held by a small brass screw
  6. Replace the washer with the correct size (measure the old one or bring it to a Hornbach or OBI plumbing section for matching)
  7. Reassemble and test

Cartridge taps (newer installations)

Single-lever and quarter-turn taps use a ceramic or plastic cartridge. Repair involves replacing the cartridge as a complete unit. Brand-name taps from Grohe, Hansgrohe, or the Czech brand Ravak have cartridges available from authorised dealers. Generic cartridges are sold at larger hardware stores but may not fit precisely.

Hard water note: Prague water hardness averages 350–450 mg/L, classified as hard to very hard. Limescale accelerates washer and cartridge wear, and deposits on ceramic cartridge seats can cause them to leak even when new. Soak the valve body in descaler solution (e.g. Cillit Bang Power Cleaner) if visible scaling is present before installing a new cartridge.

Running Toilet

A toilet that runs continuously, or refills periodically without flushing, wastes significant water — often 200–400 litres per day. Czech water tariffs vary by municipality, but at Prague rates this adds roughly 500–900 Kč per month to a water bill. The cause is almost always one of two components:

Worn flapper valve

The flapper (gumový ventil or klapa) is the rubber seal at the bottom of the cistern tank that controls water flow to the bowl. If it is worn, warped or encrusted with limescale, it no longer seals fully. Remove the tank lid, flush and observe whether water seeps past the flapper after the tank refills.

Replacement flappers cost 50–150 Kč at hardware stores. Most are universal fit, but older Geberit cisterns (common in Czech buildings) use specific flapper sizes — note the cistern brand before purchasing.

Float and fill valve adjustment

If water is running into the overflow tube (the tall standpipe in the centre of the tank), the fill valve is set too high. Adjust the float arm to lower the water level to approximately 20 mm below the overflow tube opening.

In modern cisterns with a ball float on a side-entry fill valve, there is usually an adjustment screw. In older units with an arm-type float, bend the arm slightly downward to lower the cutoff level.

Blocked Drains

Kitchen drains block primarily from grease accumulation. Bathroom and shower drains block from hair and soap residue. The approach differs.

Immediate blockage

  1. Try a cup plunger first — cover the drain completely, fill the sink with enough water to cover the plunger cup, and apply 10–15 firm strokes. For kitchen sinks with an overflow opening, seal it with a damp cloth during plunging
  2. If the plunger does not clear the blockage within 2–3 attempts, use a drain snake (plunger spirála or čistič odpadů) — a 5–10 metre flexible cable available at hardware stores
  3. For partial blockages, a mix of baking soda (jedlá soda) followed by hot vinegar breaks down organic matter. This works for slow drains, not complete blockages

Chemical drain cleaners

Caustic soda-based products (e.g. Krtek, Mr. Muscel) are effective but must not be used in aluminium pipes or old cast-iron drains with lead joints, which were common in pre-1970 Czech buildings. Check pipe material before using any caustic product.

Recurring kitchen blockages

If the kitchen drain blocks repeatedly, the issue is usually the grease trap or U-bend under the sink. Unscrew the U-bend (place a bucket beneath first), clean it out, and reassemble. Run hot water for 5 minutes after reinstalling.

Low Water Pressure

Low pressure is a common complaint in top-floor apartments in Czech panel buildings. Before assuming the building supply is at fault:

  • Check the isolation valve — if partially closed, open it fully and test again
  • Clean the tap aerator — the mesh screen at the tip of the tap spout collects limescale debris. Unscrew it (usually hand-tight), soak in descaler solution or vinegar for 30 minutes, rinse and reinstall
  • Check the showerhead — limescale build-up in showerhead nozzles reduces flow significantly. Soak in descaler or replace the showerhead. Grohe and Hansgrohe showerheads both have limescale-resistant silicone nozzles that are simpler to maintain
  • Check all taps in the apartment — if pressure is low everywhere, the building supply may be the issue; contact the building manager (správce domu)

Isolation Valves and Emergency Shutoffs

Knowing your isolation valves prevents minor leaks from becoming major damage. Czech apartments typically have:

  • An apartment main shutoff — usually brass šoupátko gate valve or kulový kohout (ball valve) in the utility room, bathroom or corridor. Ball valves with a lever handle are more reliable than old gate valves that can seize when not operated for years
  • Individual fixture isolation valves under sinks and behind toilets — quarter-turn valves (kulový kohout) in modern installations, screw-type in older ones
  • Building main valve in the basement or courtyard — operated by the building manager

Any isolation valve that cannot be operated smoothly should be replaced proactively — a seized valve is useless in an emergency. If the valve drips after turning it, the spindle packing needs replacement, or the valve should be replaced entirely.

When to Call a Licensed Plumber

Czech law distinguishes between maintenance tasks (which residents can perform) and installation or modification work (which requires a licensed professional). The following must not be done without a licensed instalatér:

  • Any work on the gas supply or gas appliances — this requires a specialised plynař (gas engineer) with valid authorisation
  • Modifying the central heating system or radiator connections
  • Connecting or disconnecting water supply lines in the building main stack
  • Installing or moving a water meter
  • Any work on communal building pipework

Beyond legal requirements, call a professional for any leak that cannot be isolated by closing a fixture valve, any drain blockage that does not respond to basic clearing methods after repeated attempts, and any situation involving water damage to structural elements or neighbouring flats.
